Similar to hard money loans for flipping houses or new home construction, Loans 4 Investors are private money lenders. Our rates are similar to Hard Money lenders. However, we can often be more flexible. This allows for more options to get the deal funded! And we offer several real estate investor friendly advantages so we like to refer to our private money as “easy money”!
We like to work with borrowers who understand the power of leverage. These borrowers know that they must factor in the cost of money when analyzing their deals. Even though these loans are not cheap, they understand that by leveraging our funding they can do more deals. More deals mean more profits!
Loan items that can be Included in the Price of the Project
- 3 to 12 month loan terms
- *Rates vary but typically around 12%
- *Generally 4 to 6 points
- Interest reserves built in for the term of the loan
- Loan size of $20,000 to $1,000,000 and up for strong projects
- No prepayment penalty
- Up to 55% -70% of the after repair value
- Shared Equity (varies by the program)
- We Can fund purchase and rehab with adequate collateral
- Possibly fund interest escrow, points, closing costs, team and professional fees as well with adequate collateral and the ability to show skin-in-the-game
